Terms & Conditions
The booking form must be completed and sent to the Owners

The person who completes the booking form and emails/forwards it to the owner certifies that he or she is authorised to agree the following the Booking Terms and Conditions of all persons included on the booking Form including those substituted or added at a later date.

The refundable security deposit will be returned by us. This is subject to all of the keys being returned to the Management company, no damage, other incurred charges reported by the Owners Management Company or any other sources. A charge will be levied for any non-emergency "out of hours" call outs or any other breaches to these Terms and Conditions.

In the unlikely event that circumstances beyond the Owners control necessitate the cancellation of the rental arrangements the Owners reserve the right to cancel any bookings at any time and will only be liable to refund any monies already paid by the Client. Furthermore the Owners cannot guarantee that all the facilities described in their brochure will be available.

50% refund for cancellations more than 30 days before check-in date
The client agrees

To pay the full cost of any breakages, losses or damages to the property (the owner's Management Company will be the only arbitrators on the cause of the damage or loss.

To take good care of the property and leave it in a clean and tidy condition at the end of the holiday.

To report any damage or loss immediately it is discovered to the Owner's Management Company in Florida

To permit the Owners or their Agents reasonable access to the property to carry out any maintenance if necessary.

Not to sublet or share the property except with persons nominated on the booking form

The Owners or their agents reserve the right to instruct guests to vacate the property, without notice, should their behaviour be deemed unacceptable or with malicious intent. The owners or the Management Company will not be liable for loss to the guests as a result of this action.

To advise and agree with the Owners of any changes to the details listed on the Booking Form prior to the arrival at the villa

No pets allowed

No smoking allowed inside the property

No liability is accepted by the Owners for loss of main services or failure of appliances nor the consequences of the actions or omissions of persons who may control the supply of mains services nor any actions taken in the vicinity of the property by any autority over which there is no control by the Owners.

The property is available after 4.00pm on the day of arrival and must be vacated by 10.00am on the day of departure

The Owners do not accept any liability for injury, damage or loss caused by any reasons or for any claim made as a result of this booking and/or any subsequent holiday. The Client is responsible for taking out an adequate insurance policy/(ies) to cover all risks. The waiver is also applicable to people visiting the property as Guest(s) of the Clients

The Owners do not accept any liability for injury, damage or loss caused or for any such claim by a third party as a consequence of any actions by the Client(s) and other people occupying the property during the period of the let.

The rental home has a private swimming pool that is heatable. An additional fee of £140 per week will be levied if the Client requires the pool heating to be switched on. The pool/spa covers must be used to retain heat when the pool is not in use. Clients may use the swimming pool/spa at their own risk and children must be supervised at all times. They should always observe the safety rules listed in the Information and Safety Book held in the home. If the air temperature falls below 50 to 55 degrees the electric pool heater will not operate. This is an 'Act of Nature' and the rental homeowners (and their agents) are unable to take responsibility if the pool is not to your satisfaction. Therefore no refund will be given.

The Client agrees that the Owner may retain security copies of all correspondence both by email and hardcopy and information required for tax purposes both in the United Kingdom and Florida. Under Florida law our Management Company is required to maintain a register of all persons occupying the property. The Client agrees that we may share with them the following
a) The names of all members of your party (and ages if under eighteen)
b) Arrival/departure details
IT IS STRONGLY RECOMMENDED THAT CLIENTS TAKE OUT HOLIDAY INSURANCE TO COVER CANCELLATION FEES AND ANY OTHER LOSSES WHICH MAY OCCUR
